The Philippine Economic Zone Authority (PEZA) has signed the registration agreement of MetroCas Industrial Estates-Special Economic Zone (MIE-SEZ) in Tanza, Cavite.

The development follows President Ferdinand Marcos, Jr.’s signing on April 1 of Proclamation No. 513 declaring six parcels of land in Barangay Calibuyo, Tanza, Cavite covering 404,141 square meters (40.4 hectares) as the MIE-SEZ.

MetroCas Properties, Inc. is the owner-developer and operator of the township project with a self-use port facility-special economic zone. The developer invested about P500 million on the property which has an average of 200 skilled workers.

The PEZA Board approved the project on August 1, 2018 and it was submitted to the Office of the President for proclamation as a special ecozone on December 2, 2022.

“With this registration agreement signing comes the fruition of innovative and exemplary ideas of MetroCas Properties Inc., as well as technological advancements dedicated to bringing forth waves of economic growth and development for the country,” PEZA director-general Tereso Panga said in a statement.

Of MIE-SEZ’s total area, 60% is earmarked for industrial endeavors and 40% reserved for common facilities, utility areas, buffer zones, and open spaces.

PEZA said MIE-SEZ’s utility infrastructure was designed to ensure sustainability and efficiency. It includes a deep well water distribution system to comprehensive wastewater collection and treatment facilities, firefighting systems, solid waste disposal mechanisms, and an array of amenities, including shuttle services and commercial centers.

In a related development, Asian Terminals Inc. (ATI) on April 25 inaugurated the Tanza Barge Terminal, located within MIE-SEZ.

The terminal, whose license to operate as an inland container terminal and container yard was granted by the Bureau of Customs (BOC) on March 25, 2024, aims to operate and manage a barge terminal to cater to PEZA locator companies.

The four-hectare Tanza Barge Terminal features a concrete container yard, docking facilities with harbor cranes and will be supported by reach-stackers, loaders, internal transfer vehicles among other operations-critical equipment.

The barge terminal will be directly linked to Manila South Harbor via barges, enabling efficient transfer of containers while contributing to traffic reduction along metro roads.
