AyalaLand Logistics Holdings Corp. (ALLHC) is entering the cold storage market with the acquisition of Technofreeze, a cold storage facility located in Laguna Technopark.

The group will also acquire the 11,800-square-meter (sqm) parcel of land on which the facility stands, ALLHC said in a regulatory disclosure.

ALLHC said the acquisition, which has a total price of P408.8 million, marks its “first steps” in entering the cold logistics market.

Technofreeze is an established cold storage facility in Laguna catering to diverse products such as processed meat products, dairy and ice cream, and adhesives. ALLHC will assume ownership of the existing operating facility, putting it under its cold storage brand, ALogis Artico.

The facility includes 17 cold storage rooms of up to -25°C with 4,000 pallet positions, three processing rooms with an adjustable temperature of 0°C to 25°C, four dry storage rooms with 1,600 pallet positions, two blast freezers with a combined capacity of 25 tons, and several office spaces.

It is accredited by the Department of Agriculture to cater to products like fruits and vegetables, meat, and fisheries and aquatic products.

ALogis Artico Biñan is located within the 471-hectare Laguna Technopark, one of ALLHC’s premier industrial estates spanning the cities of Sta. Rosa and Biñan. It is accessible via the South Luzon Expressway (SLEX), just 6 kilometers away from the facility. This cold facility will complement the warehouse leasing business of the group, ALLHC noted.

“We continue to adapt to changes brought about by the global pandemic. As we see a rising demand for cold chain solutions, we are grateful to Technofreeze for trusting AyalaLand Logistics Holdings to be the next owner and operator of their facility,” ALLHC head of industrial parks and real estate logistics Patrick Avila said in a separate statement.

“We always strive to enhance our products and offerings as we build our national footprint, and this acquisition marks our efforts to diversify ALLHC’s portfolio. With this, we proudly take our first steps entering the cold logistics market,” ALLHC president and chief executive officer Maria Rowena Tomeldan said.

At present, ALLHC owns Laguna Technopark, Cavite Technopark, and Pampanga Technopark in Luzon, and Laguindingan Technopark in Mindanao. Other ALogis sites are located in Biñan, Naic, Porac, Calamba, and Manila, contributing over 200,000 sqm of leasable industrial space. Other developments of ALLHC include commercial properties, Tutuban Center and South Park Center.
